Home improvement projects can either be a great experience or a terrible nightmare. Careful planning from start to finish, along with a reputable contractor, can help make your project successful.

While you may be able to handle some home remodeling tasks yourself, major projects may require professional help. Selecting a good contractor is essential to the project’s success.

When finding a home improvement contractor, get referrals from family and friends. You also can contact the Better Business Bureau for a list of more than 500 companies in the industry or reliability reports on ones you’re considering. Visit www.bbb.org or call (937) 222-5825 for more information.

The BBB also advises you:

• Get estimates. Request at least three bids based on the same project plan, materials, labor and completion time. Keep in mind the lowest bid isn’t always the best one. Consider the company’s reputation and materials used when making your decision.

• Obtain proper documentation. Be sure the contractor meets all licensing, bonding and insurance requirements and determine whether he or she will get necessary permits.

• Don’t pay the entire amount up front. Payment arrangements should be made as the job is completed. The final payment shouldn’t be due until the job is done to your satisfaction and has passed any necessary inspections.

• Get everything in writing. Don’t allow any work to start without a written contract, detailing the start and completion dates, all materials, cost and payment schedule, as well as the contractor’s license number and contact information.

Venice Bungalow Remodel

Description: This Venice beach bungalow was never updated since first built in the 50′s. We gutted the entire interior, increase the home’s size by about 50% and finished it in warm, sun washed colors. The maple kitchen cabinets and hardwood match the stainless steel appliances, the doors and windows are all stain grade and the master bathroom has his/hers shower and a large whirlpool tub. This project was featured in a national magazine in a 6-page story!

Tips and Advice: In this small lot there was a tight limit on the amount of footage we could add. This, coupled with budgetary constrains that precluded a second floor addition to increase the home’s size, made it essential that we make the home look bigger on the inside than it actually was. We accomplished that by elimination all walls that were not absolutely essential. The wide open space bely the true size of the home, which is under 1400SF AFTER the addition!
